01. What is the difference between modular, prefab and LGSF construction?
Prefab is the broad method of preparing components away from site. Modular construction organizes the building into coordinated, repeatable units. LGSF is a structural framing system using light-gauge steel sections. A project may combine one or more of these approaches.
02. Does a prefab building look temporary?
Not necessarily. Appearance depends on architecture, proportions, cladding, glazing, roof form, interiors and detailing — our design-led approach is intended to create finished spaces that suit the brand and setting.
03. How long does a project take?
The programme depends on area, quantity, design complexity, approvals, site readiness, material selection, location and client decisions. Once the brief is defined, we issue a project-specific schedule with assumptions and milestones.
04. How much does modular construction cost?
There is no single rate for every building. Cost depends on the structural system, site, foundations, transport, finishes, services, glazing, climate requirements and scope. We provide a transparent proposal after understanding the project.
05. Can I customize the layout and exterior?
Yes, within structural, transport, material and budget constraints. Layouts, façades, finishes, openings, interiors and services can all be developed around your brief.
06. Can the structure be relocated?
Selected configurations can be designed for relocation, depending on module size, connections, lifting design, foundations, finishes, service interfaces and transport routes. Relocation should be planned before design is frozen.

A building is a system, not a stack of products.

Performance comes from how structure, envelope, openings, services and finishes work together. Every assembly must respond to the project.

Structural system

The project may use light gauge steel framing, fabricated steel, modular frames, panelised systems or a coordinated hybrid. Member sizes, connections, bracing and foundations follow the relevant design process.

Specification principle: Website examples are indicative. Final materials and performance criteria must be recorded in the approved project specification and agreed scope.

13 — Production & installation

Control before construction reaches the site.

Approved information becomes coordinated components, checked deliveries and a planned assembly sequence. Site installation is treated as part of the engineering—not an afterthought.

Accurate delivery model: Fabrication and assembly may be carried out through ORZA-managed facilities, approved vendors or project-specific manufacturing partners according to the final contract.
